1. Acceptance of these terms

By visiting this website, submitting the contact form, calling the published phone number or requesting a walkthrough, you agree to these Terms of Service. If you do not agree, please do not use the site or submit an inquiry. If you are acting for a company, a trust, an estate or another legal entity, you confirm that you have authority to bind that entity to these Terms.

These Terms apply in addition to any written project contract, proposal, estimate or change order that the Company issues. They do not replace the specific promises made in a signed contract. Where a signed contract is silent on a topic covered here, these Terms fill the gap unless the contract expressly states otherwise.

Your acceptance may be shown by conduct, including sending an inquiry, scheduling a visit, authorizing work to begin or accepting a written scope. If any part of these Terms is found to be unenforceable, the rest remains in effect to the fullest extent permitted by law.

2. Eligibility and authority

You must be at least eighteen years old to submit an inquiry or enter a project contract. If the property is owned jointly, you confirm that you are authorized by the other owners to request a walkthrough and to discuss the scope on their behalf. If the property is rented, you confirm that you have the permission of the property owner for any work that will alter the structure, the systems or the finishes.

Where a tenant requests work, the Company may require written confirmation from the owner before demolition begins. This requirement exists to protect both parties: a tenant can lose a deposit if unauthorized work is performed, and the Company can be placed in an impossible position when ownership and consent are unclear.

The Company may decline an inquiry or a project for any lawful reason, including scope outside our service lines, distance from the service area, scheduling limits or concerns about site safety. A refusal is not a judgment about you or your home; it is a statement about fit and capacity.

3. Permitted use of this website

You may use this website to learn about the service lines of MRQZ Renovations LLC, to review general guidance on renovation coordination and to contact us about your property. You may print or save a copy of public pages for your own reference. You may share links to the site with others who are planning renovation work.

You may not attempt to gain unauthorized access to the site, its hosting environment or any connected account. You may not probe for vulnerabilities, run automated scraping that burdens the server or use the site to distribute malware. You may not copy substantial portions of the site for a competing service, remove attribution notices or present the content as your own.

The Company may suspend or restrict access to the site for maintenance, security or operational reasons. We try to keep the site available and accurate, but we do not promise uninterrupted access. A planned maintenance window may affect the contact form, in which case email and phone remain available.

4. Information on this website

The pages on this site describe a general approach to renovation coordination. They are written to be useful, but they cannot account for the specific conditions of your property. A description of dust control, for example, does not tell you which barrier plan will work in your hallway, and a description of bathroom waterproofing does not replace an on-site assessment.

Photographs, diagrams and layout descriptions are illustrative. Materials and finishes shown on the site may differ from what is available at the time of your project, and suppliers change product lines without notice. Dimensions and measurements should never be taken from the site for ordering purposes; field measurements are required.

Nothing on this site is professional engineering, architectural, legal, tax or insurance advice. Where a project requires an engineer, an architect or a licensed specialist, the Company will say so and will coordinate with that professional under a separate engagement or as described in the project contract.

5. Inquiries and estimates

An inquiry sent through the contact form, by email or by phone is a request for information, not a contract. The Company does not owe you a visit, a proposal or a price until a walkthrough has been completed and a written scope has been issued. A reply to an inquiry may include a range, but a range is not a binding quotation.

Estimates are prepared from the conditions observed during the walkthrough and from the information you provide. They are valid for the period stated in the document. Concealed conditions, such as rot behind tile, undersized wiring or an unpermitted previous alteration, may change the scope and the price once they are discovered. The Company will describe the change in writing before proceeding with work that is outside the original scope.

The Company does not guarantee that an estimate will match the final cost of a project, because renovation work involves conditions that cannot always be seen in advance. We do commit to disclosing changes, explaining the reason and giving you a choice before additional work is authorized.

6. Walkthroughs and site access

A walkthrough is a scheduled visit to measure the property, review existing conditions and discuss the scope. The visit normally lasts between one and two hours depending on the size of the home. Someone with authority to discuss the project should be present, or arrangements should be made in advance for access by lockbox or a key held by a trusted person.

Please secure pets, clear a path to the rooms in scope and note any hazards, such as a loose railing or a step without a handrail. Crews may take photographs and notes during the visit. If you do not want a particular area photographed, say so at the start and the exclusion will be recorded.

A walkthrough fee, when one applies, will be stated before the visit is scheduled. If the project proceeds, the fee may be credited toward the project as described in the written proposal. If the project does not proceed, the fee covers the time and travel involved in the visit.

7. Project contracts

A project begins only when both parties sign a written contract that identifies the property, the scope, the schedule, the price and the payment terms. The contract also describes the protection plan, the change order process and the warranty. Verbal promises made before the contract is signed do not become part of the project unless they are written into it.

The contract may incorporate drawings, specifications, allowances and selections. Where a selection has not been made at signing, an allowance is stated and the final cost is adjusted when the selection is confirmed. Allowance overages are handled by change order before the material is ordered.

The Company will provide a copy of the signed contract and any later amendments. Keep these documents with the care sheets and warranty information supplied at closeout. They are the record of what was agreed and they matter if a question arises in the future.

8. Change orders and scope changes

Renovation work often reveals conditions that were hidden at the time of the estimate. A wall may contain a plumbing stack that was not on the drawing, or a floor may be out of level by more than the flooring can absorb. When that happens, the Company documents the condition, proposes a solution and issues a written change order that states the effect on cost and schedule.

A change order becomes part of the contract when both parties approve it in writing. Work that depends on the change does not proceed until approval is received, unless the change is an emergency measure needed to protect the property or the safety of occupants. Emergency measures are documented and presented for approval as soon as practical.

Client-requested changes are welcome within the limits of the schedule and the supply chain. Late changes can affect material lead times and can move the completion date. The Company will explain the practical effect before the change is approved so that the decision is made with full information.

9. Pricing, deposits and payment

Prices are stated in United States dollars. A deposit is typically required to reserve a start date and to order materials with long lead times. The deposit amount and the payment schedule are stated in the project contract. Progress payments are tied to completed stages rather than to calendar dates.

Invoices are due within the period stated on the invoice. If a payment is late, the Company may pause work after giving written notice and an opportunity to cure. Pausing work does not release you from the obligation to pay for work already completed and materials already ordered for your project.

Returned payments may incur charges imposed by the financial institution. The Company does not store payment card details on this website. Any online payment link used for a project is provided by a payment processor, and the processor terms apply to that transaction.

10. Scheduling and delays

The schedule is a plan, not a guarantee. Weather, inspection availability, material shortages, supplier errors and concealed conditions can all affect the calendar. The Company will notify you when a delay is known and will describe the revised sequence and the expected effect on completion.

Where a delay is caused by the Company or by a trade under its coordination, the Company will recover the schedule where it reasonably can. Where a delay is caused by a client decision, a client-supplied material or access that was not provided, the schedule moves accordingly and the change is noted in writing.

Occupied homes require extra coordination. The family may need to vacate a room for a period, and the Company will publish the active work zone each week so that plans can be made. Please tell us early about travel, medical needs or other events that affect access.

11. Client responsibilities

You agree to provide accurate information about the property, including known defects, previous alterations, leaks and unpermitted work. You agree to disclose any condition that could affect the safety of crews, such as asbestos, mold or pest activity that has been identified. If you are unsure about a condition, say so and the Company will arrange an assessment.

You agree to remove or protect personal property from the work zone before the scheduled start. The Company will protect the path and the surfaces described in the plan, but it cannot be responsible for items left in an area that was scheduled for demolition. Valuable items should be stored elsewhere for the duration.

You agree to keep the site accessible during work hours and to secure pets. If a decision is needed to keep the schedule moving, you agree to respond within the period stated in the written request. Delays in decisions are treated as schedule changes and are documented accordingly.

12. Dust control and property protection

The Company installs barriers, floor protection and doorway seals according to the plan in the contract. The plan is designed to limit dust migration and to protect finishes along the route. No barrier system is absolute. Fine dust can still travel through return-air paths and small gaps, and the Company will explain the limits of the chosen plan before demolition begins.

Protection materials are maintained during the work. If a floor covering is torn or a barrier seal fails, it is repaired rather than left in place. At closeout, the protection is removed, the path is cleaned and the barrier materials are disposed of properly. If a client wishes to keep a section of protective material, that can be arranged.

The Company is not responsible for dust that enters through a system the client declined to have sealed, or for damage caused by a client removing or opening a barrier during the work. Please do not open the zipper door without asking; the crew will provide a safe route and a time to enter.

13. Trades and subcontractors

The Company coordinates licensed trades and specialist subcontractors as needed for the project. Those trades are selected for skill, reliability and availability. Where the law requires a licensed professional for a particular task, the Company uses a licensed professional for that task.

Subcontractors work under agreements with the Company and are expected to follow the protection plan, the schedule and the site rules. If a concern arises about the conduct of a trade on site, report it to the Company contact on the project and it will be addressed. Clients should not direct a trade to change work outside the scope, because that can create safety and warranty problems.

The Company remains the point of contact for coordination and closeout. You do not need to manage separate trades or reconcile their schedules. That coordination is the core of what the Company provides.

14. Permits, inspections and code compliance

Where a permit is required, the Company will identify the requirement during scoping and will describe who is responsible for obtaining it. Permitted work is inspected at the stages required by the local authority. The Company schedules inspections and makes corrections that the inspector requires within the scope of the contract.

Work is performed to the standards of the applicable building code for the jurisdiction. Where an existing condition does not meet current code, the Company will explain the implication and the available options. Bringing an entire older home into compliance with current code is a separate scope from renovating a room, and it is priced separately when it is required.

If a client instructs the Company to proceed without a required permit, the Company may decline. Proceeding without a required permit can jeopardize insurance, resale and safety, and the Company will not accept that risk on a project it coordinates.

15. Warranty and closeout

Workmanship is warranted for the period stated in the project contract, beginning on the date of substantial completion. Manufacturer warranties apply separately to products and are governed by the manufacturer terms. The Company will pass along product warranty information at closeout and will help with a claim where the product was supplied through the project.

The warranty covers defects in the work performed by the Company and its trades. It does not cover normal wear, damage caused by misuse, damage from water intrusion that originates outside the scope, alterations made by others after closeout, or failure of a client-supplied product. The Company will assess a reported issue honestly and will explain whether it falls within the warranty.

Closeout includes a walkthrough, a written punch list, the removal of protection, a cleaning pass and the delivery of care sheets, warranty terms and utility location records. The project is complete when the punch list is empty and the final payment is made, subject to any later warranty service.

16. Cancellation and termination

You may cancel an inquiry at any time before a contract is signed. Once a contract is signed, cancellation is governed by the cancellation terms in that contract and by applicable law. Where a cancellation right exists under consumer protection law, the Company will honor it and will explain how to exercise it.

After work has begun, cancellation results in a settlement for work completed, materials ordered and non-refundable deposits paid to suppliers. The Company will provide an accounting of those amounts. Materials that can be returned will be returned, and the credit will be applied to the settlement.

The Company may terminate a contract for non-payment, for unsafe conditions, for interference that prevents the work from proceeding, or for a material breach that is not cured after written notice. In that case, the same accounting applies, and the Company will leave the site in a safe condition.

17. Limitation of liability

To the fullest extent permitted by law, the Company is not liable for indirect, incidental, special, consequential or punitive damages arising from the use of this website or from a project, including lost rent, lost business income, loss of use or loss of opportunity. The Company is not liable for delays caused by events outside its reasonable control.

The total liability of the Company for a project is limited to the amount paid for the work giving rise to the claim, except where the law does not permit that limitation or where the claim arises from gross negligence or willful misconduct. Nothing in these Terms limits liability that cannot be limited under applicable law.

This website is provided on an as available basis. The Company does not warrant that the site will be free of errors or interruptions, and it does not warrant that information on the site is complete for the conditions of a particular property. Reliance on general site content is at your own risk.

18. Indemnity

You agree to indemnify and hold harmless the Company, its members, employees and trades from claims, losses, costs and reasonable legal fees arising from your breach of these Terms, from inaccurate information you provide about the property, or from your interference with the work in a way that causes injury or damage.

This obligation does not apply to the extent that a claim results from the negligence or misconduct of the Company. The Company will notify you promptly of a claim that may involve this section and will cooperate reasonably in the defense, at your expense where the indemnity applies.

If a third party claim arises from a condition on the property that you knew about and did not disclose, the indemnity applies to that claim. This is why the disclosure obligations in section eleven matter: honesty at the start prevents disputes later.

19. Disputes and governing law

These Terms are governed by the laws of the State of Utah, without regard to conflict of law rules. Before filing a formal claim, the parties agree to discuss the issue in good faith, in writing or in a meeting, for a reasonable period. Many disputes are resolved at that stage because the project record is detailed.

If a dispute cannot be resolved by discussion, the parties agree to the jurisdiction of the state and federal courts located in Salt Lake County, Utah, unless applicable consumer law requires a different forum. The prevailing party in a dispute may recover reasonable legal costs where the law allows.

Nothing in this section prevents either party from seeking urgent relief to protect safety or property, or from filing a complaint with a consumer protection agency. Small claims may be brought in the appropriate court where the amount in dispute qualifies.

20. Intellectual property

The text, layout, styling and original graphics on this site belong to MRQZ Renovations LLC and are protected by copyright and other laws. You may not reproduce substantial portions for commercial use without written permission. Short quotations with attribution for commentary or review are welcome.

The brand name, wordmark and any logo used by the Company are identifiers of the business. They may not be used in a way that suggests affiliation, endorsement or sponsorship without written permission. Links to the site are permitted and encouraged.

Drawings, scopes and proposals prepared for a project remain the intellectual property of the Company unless the project contract states otherwise. The client receives a license to use them for the project and for the maintenance of the completed work. They may not be reused for a different property or a different contractor without permission.

21. Privacy and data

The Privacy Policy published on this site describes how the Company collects, uses and protects personal information. It is incorporated into these Terms by reference. Please read it together with these Terms, because the two documents work as a pair.

Information submitted through the contact form is transmitted by your own email program to support@mrqzrenovations.autos. The Company uses that information to respond to your inquiry and to manage project communication. The Company does not sell personal information and does not use it for unrelated marketing.

Requests concerning personal information can be sent to the support address. The Privacy Policy explains the available rights, the verification process and the expected response time. If you have a privacy concern about a project record, raise it with the project contact so that the record can be located accurately.

22. Changes to these terms

The Company may update these Terms when the services, the website or the law change. The revised version is posted on this page with a new effective date. Where a change materially affects an active project, the Company will notify affected clients in writing before applying the change to that project.

Continued use of the site after an update means that you accept the revised Terms for future use. A signed project contract is governed by the Terms in effect when it was signed unless the contract is amended by a written change order.

If any provision is held invalid or unenforceable, the remaining provisions continue in full force. A failure to enforce a provision on one occasion is not a waiver of the right to enforce it later.
